Is selling at a fixed price a last resort? 
No, not at all. It depends on how you assess the value of the property in the first place. If you engage a surveyor to perform an initial valuation of your property, this can be used as a guide to set your minimum asking price. You may also reference other available information to help you judge what is a reasonable price for your property, given the type of property, its location, its condition, and its accessibility to local ammenities, schools, etc. For example, there are various websites that enable you to look up recent actual sale prices of properties in your area. Using these information sources, you can then set and "fix" your asking price. And by doing so, you are more likely to get genuine buyers walking through your door, offering you the price you want, and thereby ensuring a quick sale.

We only advertise fixed price properties and you can have your property details online immediately after payment has been confirmed. We also encourage website awareness by using adverts in local & national press, leaflet drops and other advertising,  guaranteeing a steady flow of traffic of potential buyers to the website.

he cost to you is minimal. £199  will ensure your property is kept online until sold, there is no cut-off date.

Are there any charges other than the initial £199.00 fee?
The £199.00 fee is the only charge made to the clients per property advertised on our website, and the property remains on our website until sold. The fee includes a For Sale board delivered to the property address, and this is very effective in highlighting the property for sale in your local area. We wil also provide telephone, email and admin support to help answer any questions you have.
 
There are absolutely no other fees or commissions taken.

How do potentials buyers contact me?
On seeing a property of interest either on our website or an advertising board potential buyers can contact the seller direct using the details submitted at registration, or alternatively contact us direct and we will liaise on your behalf. This process doesn't waste valuable time as mutual viewing arrangements can be made immediately.

Do we need to use an Estate Agent?
It is not essential,  however,  if you wish there are different ways you can use estate agents.This information is taken from the website www.oft.gov.co.uk
Sole Agency 
The estate agent is the only agent with the right to sell your property. If you find a buyer yourself, you don't have to pay the agents commission although you may still have to pay for advertising or a "For Sale" board.
Sole selling rights
The estate agent is the only person able to sell your property.  It is different from sole agency: If you find a buyer yourself you will still have to pay the estate agent. 
   
Do we need a Solicitor?
Yes, as soon as you have received a verbal offer from your buyer.  You should contact your solicitor to complete the conveyancing procedure.

My Listings :- Describe your property, be as precise as  possible this is your chance to sell your home,  highlight its good points, room sizes, south facing garden, neutral decor, near schools, transport links, and local ammenities.
Photographs are important, try and take a good quality photograph of your home, one good photograph is better than a few bad ones, again,  use all the advice from property television programmes, good kerb appeal, tidy garden, paint fences etc.  All this will let your buyer know you have taken care of your home, they will see all this at a glance and it will make them want to view.

Initial registration for a sellers account is simple and free. Once you have created an account you may add / edit as many property listings as you like. The one-off fee becomes payable for each property advert that you decide to activate "live" on the website.
